Frequently Asked Questions

How do I lease an industrial property?

Define size, clear height, power, loading, yard, and location needs; tour comparable buildings; then negotiate rent, term, free rent, tenant improvements, and operating expense structure in an LOI before a lease. A tenant representative can survey the market and negotiate on your behalf. MalikCRE provides industrial leasing and tenant representation in Southern California markets we serve.

Should I buy or lease commercial property?

Buying can build equity and control but requires capital, financing, and ownership responsibility. Leasing preserves capital and flexibility but does not build real-estate equity. The better choice depends on balance sheet, hold period, build-out needs, and local inventory. A broker can compare options; tax and accounting advice should come from your CPA or attorney.

What is a NNN lease?

A NNN (triple-net) lease typically requires the tenant to pay base rent plus property taxes, insurance, and maintenance (or a share of those costs). Exact definitions vary by lease. NNN structures are common for single-tenant retail and some industrial investments. Review each lease carefully; do not assume every “NNN” label means identical obligations.
